What is Maurice’s Housing Development Project

The town purchased Maurice’s Campground with funding approved at the Special Town Meeting in Fall 2022. The purchase was made specifically to provide property for dedicated year-round housing and, if possible, some housing for the summer workers who are so needed in this seasonal economy. The project consists of the following phases:

  • Site Acquisition - this phase consisted of the due diligence and other tasks necessary to acquire Maurice’s Campground property

  • Master plan development - this phase consisted of selecting a consultant (Studio G) and working with them to develop a master plan for the project

  • Implementation Planning and Developer Selection - this is the current phase. It consists of several due diligence tasks as well as selecting a Developer to implement the master plan. Tasks include but are not limited to the following:

    • Zoning

    • Financial feasibility

    • Village center planning

    • Engineering studies (traffic, geotechnical)

    • Develop an RFP to select a Developer for implementing the project

    • Select the Developer for implementing the project

  • Development - In this phase, the actual development of the site will be done.

What is Maurice’s Planning Committee

The Maurice’s Planning Committee (MPC) is a Town committee appointed by the Selectboard and the Town Administrator. The MPC is responsible for selecting and working with consultants, and liaising with stakeholders and other Town committees, during the various phases of the project. Objectives

The following statement of objectives was approved for the PMC for the Implementation Planning and Developer Selection phase.

  • The Selectboard has approved the Master Plan for transforming Maurice Campground into a year-round residential community with stable, attainable, and affordable homes as permitted under the Seasonal Communities Designation, as well as a village center and seasonal worker housing.

  • The Planning Committee’s immediate objective is to organize and oversee predevelopment planning tasks (including, but not limited to, zoning, wastewater planning, community engagement, and traffic study) required to prepare a request for proposals to developers, which the town can issue in 2026.
